The brief

This was a full house renovation in West London, including a loft conversion and a large rear extension. Our role was to carry out a complete re-wire of the property - replacing outdated electrics and designing a new installation to suit the enlarged floor plan, modern kitchens, bathrooms and living spaces.

Challenge

The existing wiring dated back decades and could not safely support the additional circuits required for the loft and extension. The build programme involved multiple trades working at the same time, so the electrical design had to be planned in stages - first fix through plastering, then second fix once decorating was complete.

Key requirements included:

  • A full property re-wire to current regulations
  • New circuits for the loft conversion bedrooms and bathroom
  • Extensive lighting and power for the open-plan rear extension kitchen
  • Extractor fans, downlights and feature lighting across renovated bathrooms
  • Smoke detection and coordinated switching throughout the home

Solution

We stripped out the old installation and ran a new wiring infrastructure to every room, working closely with the builders to chase cables before plastering and return for second fix once the high-end finishes were in place.

Rear extension kitchen

The new kitchen became the heart of the home. We installed pendant lights over the island, adjustable spotlights along the vaulted ceiling, recessed downlights for general illumination, and brushed-brass double sockets set into the marble backsplash - all wired on dedicated circuits with appropriate protection.

Loft and bedrooms

Upstairs, the loft conversion and refurbished bedrooms received new lighting circuits with a mix of decorative pendants on ceiling roses and discreet LED downlights. We positioned sockets and switches to suit built-in wardrobes and bay-window layouts, keeping cable routes hidden within the new stud walls.

Bathrooms

The renovated bathrooms were fitted with IP-rated downlights, wall-mounted vanity lighting and ceiling extractor fans to meet building regulations. All circuits were protected appropriately for wet areas, with careful routing to keep junctions outside zones.

Result

The finished property now has a safe, modern electrical installation that matches the quality of the renovation. From the statement kitchen lighting to the carefully positioned sockets and detectors in every room, the re-wire supports how the family actually lives in the space - and leaves them with the certification and peace of mind that comes with work completed to the latest standards.
